In addition to the two wood stoves there is electric backup and passive solar gain. A tunnel and fan system shares heat from the top floor with the bottom floor. A Vanee air-to-air heat exchanger was installed with the 1995 addition and exchanges air on all three floors. A solar hot water heater stores hot water in a range boiler on the main floor in the summer and the wood stove does the same in the winter. This water can be used independently through the main pressure system or as preheated water for the electric water tank. In the heating season, the wood stove is currently set up to heat the house, cook the food, heat the water and dry the laundry all in one operation. NEGOTIABLE ITEMS: Two large freezers; low water and energy use, front loading washing machine, low energy all-fridge, pull out sofa, Hawo electric grain grinder, mulching electric lawn mover, radial arm table saw and assorted items too numerous to mention. OTHER BUILDINGS: Two large woodsheds which can accommodate vehicles as well as wood. Small cordwood storage shed with trome wall. Sugar shed with home made stove. There is a supply of wood in the sheds to get the new owner started saving money by being off oil!
